地下防水工程是指对工业与民用建筑地下工程、防护工程、隧道及地下铁道等建（构）筑物，进行防水设计、防水施工和维护管理等各项技术工件的工程实体。

1.成品保护不善。购置的地下堵漏材料或已完工的地下堵漏层,由于保管不善,施工不慎造成破坏且未及时修补而造成渗漏。

2.混凝土保护层厚度不够。混凝土保护层按规范要求应为厚, 但施工时常常由于不能保证而出现裂缝, 造成渗漏。
